The listing price and advertised HOA amount do not equal total cost. A durable budget uses parcel records, current quotes, governing documents, district materials, and the condition of the home you may own.

The six-line ownership model

Loan

Principal, interest, mortgage insurance if applicable, lender fees, and rate-lock assumptions from your loan documents.

Property tax

A post-sale scenario that does not assume the seller’s exemptions, assessed value, or current bill transfers unchanged.

Insurance

Current property-specific quotes, deductibles, exclusions, flood decision, and any underwriting repairs or reports.

Associations

Every applicable master, village, neighborhood, condo, or special association fee plus approval and transfer costs.

District assessments

Current debt-service and operations/maintenance amounts shown in official records or the tax bill, where applicable.

Utilities, lawn, pool, pest control, systems, routine maintenance, and a reserve matched to age and condition.

HOA and CDD are not interchangeable

An HOA is a private association governed by recorded documents and Florida law. A community development district is a special-purpose local government formed under Chapter 190, Florida Statutes. A property may involve one, both, multiple association layers, or neither. Do not combine them into one unlabeled “community fee.”

Start insurance before the inspection clock gets tight

Send the address and available property details to a licensed insurance professional early. Roof age and documentation, construction features, prior claims information, electrical and plumbing characteristics, opening protection, occupancy, and flood information may affect underwriting. The answer is carrier- and property-specific.

Use Brevard County Floodplain Administration and the FEMA map service for official flood information. A map designation does not replace an insurance quote or explain every flood risk.

Questions for a clean cost file

  • Which tax exemptions does the seller have, and what estimate reflects a new owner?
  • Are all association layers and special assessments identified in writing?
  • Does the tax bill contain non-ad valorem assessments?
  • What roof, wind-mitigation, four-point, elevation, or repair documents will insurers request?
  • Which utilities are separately metered, and what services remain owner-paid?
  • Which near-term replacements deserve a reserve from day one?
